Insurance Risk/Loss Control Surveys: Services consist of observational risk assessments and documentation performed within the scope of the assignment. Reports are intended to support insurance underwriting and risk management decisions and do not constitute engineering evaluations, building code certifications, or guarantees of property condition, safety, or insurability. Final underwriting, coverage, and risk acceptance decisions remain the responsibility of the insurance carrier or other authorized decision-maker.

Property Condition & Occupancy Verification: All property visits are strictly observational and conducted from lawful vantage points or areas where access has been expressly authorized. Coastal Intel Solutions does not provide security, patrol, property management, eviction, trespasser removal, or enforcement services. Investigators do not confront, detain, remove, or attempt to evict occupants or other individuals; intervene in disputes; or take possession or control of property.

Reports reflect only conditions and activities reasonably observable at the time of the visit. Occupancy findings are based on observable indicators and do not establish legal occupancy, tenancy, ownership, or possession rights. Services do not constitute a licensed home inspection, structural or systems evaluation, code compliance inspection, or guarantee of property condition, safety, security, or occupancy status.

Client Authorization and Responsibility: Property-related services are performed only upon appropriate authorization and subject to applicable laws and access restrictions. Clients are responsible for establishing their authority to request services and for any subsequent decisions or actions based on reported findings.
